Buying a property is a significant financial commitment. An independent building survey provides an assessment of the property’s construction, condition and defects and can help identify matters requiring repair, maintenance or further investigation before a purchase is completed.
RICS Level 2 Building Survey
A Level 2 survey is suitable for many conventional residential properties that appear to be in reasonable condition.
The inspection considers the accessible parts of the building and reports on significant defects and matters that may affect the property.
RICS Level 3 Building Survey
A Level 3 Building Survey provides a more detailed assessment and may be appropriate for larger, older, altered or unusual properties, or where a more comprehensive investigation is required.
The survey considers the building’s construction, condition and significant defects, together with matters that may require further investigation or remedial work.
Pre-Purchase Building Inspections
Additional care may be appropriate where a property has:
- Visible cracking or movement
- Damp or mould
- Roof or drainage concerns
- Older or unusual construction
- Extensions or alterations
- Concrete construction
- Evidence of defective workmanship
- Significant maintenance requirements
- Previous structural or building work
Flats and Leasehold Properties
For flats, consideration may need to be given not only to the individual dwelling but also to relevant parts of the wider building.
Depending upon the circumstances, this may include roofs, external walls, windows, balconies, common parts, drainage and other elements for which responsibility may rest with the freeholder or management company.
Building Defects
A survey may identify symptoms that require further investigation rather than providing a definitive diagnosis.
Where appropriate, the report will identify the nature and significance of the defect and recommend further specialist investigation or remedial advice.
